  1. What amenities do you have?
    1. We are amenity rich here at SkySail! SkySail is approximately 642 acres, including 240 acres of beautiful lakes. The impressive array of amenities will include- The Wellness Center, including fitness and group fitness; the Lake House, with catering kitchen and verandahs that look over the lake and the pool area; a resort style pool and spa, a lap pool, tennis courts, 8 pickleball courts, walking and biking trails, 3 community event lawns, outdoor gaming area, fishing pier, kayak launch, playground and a dog park.
  2. How far is the amenity/fitness center?
    1. The amenity center is centrally located in the middle of the community; less than a mile away from any home in the community.
  3. What is close by? Restaurants, shopping, preserves, nature paths, kayaking, parks, etc…
    1. There are many restaurants and shopping nearby. Publix grocery store and CVS are on the corner here of Oil Well Road, Also The Pointe at Founders Square is on Immokalee and Collier Blvd…they have an incredible collection of restaurants.  SkySail is also very close to Big Corkscrew Island Regional Park, which will be Collier County’s largest park when finished.
  4. How far away is the beach?
    1. Exactly 19 miles. 33 minutes
  5. Is this a 55 and older community?
    1. No, there are no age restrictions.
  6. Do you allow golf carts in the community?
    1. It’s not a “golf cart community,” but residents can use street legal golf carts if they choose.
  7. Will there ever be a pool? Oh yes, we have a resort style pool and a lap pool and a spa!
  8. Is there a dog park?
    1. Yes, we will have a dog park!
  9. Do you have sidewalks?
    1. Yes ..on both sides of the street
  10. Do you have walking paths?
    1. Yes! We even have a 3 mile perimeter trail
  11. How close is the airport?
    1. RSW airport is very convenient..just off 75 exit 128…will take you approx 40 minutes
  12. What school district are you in? (High School, Middle School, Elementary School)
    1. We are in Collier County School district-Estates Elementary, Corkscrew Middle and Palmetto Ridge High School

 

Community Questions:

  1. What is the address? How do I get there?
    1. The address is 4056 Skysail Drive, Naples FL 34120-however right now you are not able to go to the community unattended. You will need to make an appointment.  Once our Discovery Center and models have been completed, you will be welcome to stop in anytime; though an appointment is always a good idea, because sometimes we can get quite busy helping future homeowners!
  2. What is the website address?

  3. Are you in the city limits?
    1. We are in Naples, in the 34120 zip code.
  4. When did the community begin?
    1. We started building the community over 1 year ago-it was raw land and the vision for the community is spectacular-we are brand new!
  5. How many sales do you have?
    1. We are just getting ready to do pre-sales in the community
  6. How many units are left in the community? How far along is the construction?
    1. As I mentioned we are brand new..just starting and we are so excited
  7. Is the community complete (any future phases or additions)?
      1. .The community is not finished..we are in Phase 1
  8. Is lawn maintenance included?
    1. This is a “Maintenance Assisted” community, so yes. The Association contracts for regular mowing, trimming, fertilizing and pest control.
  9. Is this neighborhood safe? Is the community gated? Is there a guard at the gate?
    1. Of course, it’s Naples! But seriously, yes there’s a gate for privacy, and the community is as safe as any other gated community. We don’t incur the cost of a manned gate, but use a state of the art virtual system that still provides for a live person speaking to guests at the gate.
  10. Do I get my own mailbox?
    1. For any newer community, the USPS requires that mailboxes be done in community clusters, so no there are not individual mailboxes for the homes.
  11. Is the community in a flood zone?
    1. Most homes in Florida are to start, but based on our site planning and additional fill, we do expect to receive LOMR-F, which would revise the flood zone  map, and would change the homes in SkySail to an “x” zone classification.

 

HOA/COA/CDD Questions:

  1. What are the Association fees?  What does it include?
  2. Is there a CDD? If so, what are the fees?
    1. SS: Yes, there is a CDD for the community. The fees are dependent on subdivision and lot size, but you might expect somewhere around $170 and $223 p/month.
  3. Are there reserves? I am not sure at this time
  4. When will the association turn over to the residents?
    1. Turnover will occur when 90% of the homes have been closed to residents.

Home Product Questions:

  1. How many move in ready homes do you have?                                               We currently have  move in ready homes under construction
  2. How big are the homes?
    1. Currently we have 13 floorplans to choose from, ranging in size between 1,407 sq.ft. and 3,436 sq.ft.
  3. What comes standard in the home?
    1. Quite a lot –we actually have high standards here at Skysail- I’d be happy to send you some information if you like.
  4. What is the options selection process when building a home?
    1. Currently all homes are being sold as a Feature home, with the selections already taken care of by one of our Design Team.
    2. When we are able to start selling homes where you can pick your own options, the process will be: After you’ve contracted for a home to be built, we will set up a Preview appointment, where you get to go to the Design Center and be briefed about the selection process. After the Preview, you’ll have an appointment to spend a morning or afternoon with a Neal designer to make your selections.
  5. Do you have water views?
    1. Absolutely! We have 240 acres of lakes in SkySail.
  6. What are the lot sizes?
    1. They vary according to the home that you choose…are you looking for water view or preserve view?
  7. How long does it take to build a home?
    1. Home construction times can vary based on a great deal of variables. Please call one of us to find out what homes are available, and to discuss the potential time frames.
  8. Once we begin the construction process, can we change options?
    1. All options and selections must be made in advance of the permit being issued for your home, prior to construction beginning.
  9. Can I add a pool to my home in the future?
    1. Yes. Most of the homesites will allow for a pool.
  10. Can I come look at your models today?
    1. The models are not complete as of yet and it is very much under construction so you cannot go onto the property with us.

 

Pricing Questions:

  1. How much are your homes?
    1. Please call for information about pricing.
  2. What are your current incentives?
    1. Currently, we are not offering any home incentives. We do have a mortgage incentive for using our affiliated mortgage company. Please call us for the current incentive.
  3. How much are the lots?
    1. It varies by size and location.
  4. Are lots included in the price?
    1. The lot premium is included in the price given for a Feature home. If you build a home, the premium will be an additional cost, and added to the base price of the home; along with any additional upgrades you may add to the hoe in your Design appointment.
  5. Have you recently had, or do you anticipate, a price increase anytime soon?  In the current market, we have been seeing price increases quite often, please give us a call to see current availability and pricing.
  6. How much does adding a pool cost?
    1. That will depend on what you select for your pool, but an average pool package may run you somewhere around 80K-90K.
  7. What’s included in a pool package?
    1. We don’t currently offer a pool “package,” per se, generally, you get to design your pool and select what you like. Currently, most of the homes we have available do not have a pool, but will have a pool pre-wire, so you can easily install a pool later. If we have included a pool, please ask us for the pool details, as each one will have different selections.
  8. What are the taxes?
    1. In Collier County..the tax rate is approximately 1.25 of the assessed value
  9. How much usually do people spend on upgrades?
    1. Currently, most of our Feature homes include 45K-75K in interior design selections, and between 35K and 50K in structural options. If we find a home that you love, we will be able to go over the selections for that home in more detail with you.

 

Restrictions:

  1. Are dogs allowed?  Any Size or Breed Restrictions?
    1. Yes, dogs are allowed. No size restrictions. No breed restrictions.
  2. What are the rental restrictions in your community?
    1. Rentals are permitted for no less than 6 months at a time, no more than 2 times per calendar year.
  3. Are motorcycles allowed?
    1. There is no restriction on motorcycles.
  4. Do you allow fences?
    1. Fences are permitted, but only on certain “off-water” homesites, and there some guidelines to follow in regards to height and materials used. Please check with us to see which homesites will allow for a fence.
  5. Can we plant fruit trees in our backyard?
    1. Only the plants on the allowed list can be planted. The allowed plant list for your home will be located in the Design Criteria manual, which is included in your HOA documents.
  6. Can I park my boat/camper/trailer/work vehicle in my driveway?
    1. The Association covenants to not allow anything other than personal vehicles to be parked in driveways. Boats, campers, trailers or commercial vehicles must be stowed inside the garage, or off site.
  7. Can I leave shutters on my home if I’m away for the summer?
    1. The Association does not allow for shutters to remain up for elongated periods of time — only shortly before and after a hurricane can shutters be on homes.
  8. Can I have a basketball hoop in my front yard?
    1. Yes, but not a permanent one. You can have a mobile basketball hoop that you can roll out for use, then return to your garage when not in use.
  9. Can I have solar panels on my home?
    1. Yes, of course. But there are certain HOA restrictions about what part of your roof can be used.
